Feasibility StudyA feasibility study is only useful if it can say no.

Most feasibility studies are written to confirm a decision already taken, and lenders and investors know it. Ours are built to be tested: demand from regulator and payer data rather than a market-report headline, costs from current fee schedules and quotes, and a base, upside and downside case with every assumption labelled. A bank can lend against it, a board can decline on it, and either way the money is not committed on hope.

Fixed fee. Bank-ready study for a clinic, pharmacy or SME, AED 25,000 to 60,000. Investor-grade study for a hospital, manufacturing or PPP project, from AED 150,000. Scoped in writing before we start.

Who engages this

Doctors and operators putting a clinic, day-surgery centre or diagnostic unit in front of a bank. Pharmaceutical and device companies deciding whether to localise manufacturing in the UAE or Saudi Arabia. Investors and family offices weighing a hospital, a chain or a PPP bid. International entrants who need a study a UAE lender or free-zone authority will accept, and anyone who needs a feasibility study for a licence application or an investor visa and wants one that holds up afterwards.

The work

What this practice takes on.

01

Demand Built From Source Data

Catchment, payer mix, and regulator licensing data, not a market-size headline divided by a guess.

02

Costs From Current Schedules

Government fees, fit-out and equipment quotes, staffing at DHA or DoH ratios, and insurance empanelment timing.

03

Three Cases, Assumptions Labelled

Base, upside and downside, with the assumption behind each number stated so it can be challenged.

04

Bank and Lender Format

Structured to the sections UAE lenders and free-zone authorities expect, with the financial model delivered alongside.

05

Investor-Grade Studies

Hospital, manufacturing localisation and PPP cases built to the standard a sovereign or institutional investor applies.

06

The No Case

Where the numbers do not work, the study says so, and what would have to change for them to work.

On a mandate

A regional pharmaceutical distributor asked whether to build a secondary-manufacturing plant in Abu Dhabi to meet local-content requirements. The base case cleared the hurdle rate only if a government offtake was signed before ground was broken; the downside case did not clear it at all. The study said so, and set out the offtake terms that would change the answer. The client used it to negotiate the offtake first and committed capital eight months later than planned, on terms the study had specified.

Questions

What clients ask first.

Will a bank accept your study?

The bank-ready study is structured to the sections UAE lenders ask for, with the financial model delivered alongside so the credit team can test the assumptions themselves. We state the method and the sources, which is what a credit committee looks for first.

How long does a feasibility study take?

Three to four weeks for a bank-ready study on a single facility or SME; six to ten weeks for an investor-grade study, depending on the data the client can provide and whether site or regulator work is needed.

What if the study shows the project does not work?

Then you have been saved the capital, and the study sets out what would have to change. Our fee does not depend on the answer, and we do not revise a conclusion to suit the application it is attached to.

Can the study support an investor visa or licence application?

Yes. The format satisfies what free-zone authorities and the visa route ask for, but the content is the same as the bank study: a plan you can actually run, not a document written to be filed and forgotten.

If capital is about to be committed on a study nobody has tested, test it first.

Engagement · Limited mandates

Choosing who advises you is itself a strategic decision.

We take a limited number of mandates at any time. If you are working a decision that needs independent counsel, start with a conversation.
